About the rating profession

A HERS Rater primarily analyzes new buildings according to the protocols and procedures outlined in the RESNET Standards. HERS ratings are the basis for Energy Star and federal tax credit certifications, energy efficient mortgages, and many “green” building programs. Frequently the Rater is also acting as a consultant to the builder, so the knowledge and experience demands can be somewhat rigorous. HERS ratings sometimes are done on existing homes, typically in conjunction with a green building/remodeling program or an energy improvement lending program.

People come to the rating profession from a variety of backgrounds and experiences. In general, being a Rater requires:

  • A commitment to promoting energy efficient, environmentally responsible building practices.
  • Knowledge of construction fundamentals
  • Proficiency reading and working with construction plans and documents
  • Proficiency with basic math and science
  • A working understanding of building science concepts (heat, moisture, air movement)
  • Ability to conduct energy analysis using rating software
  • Proficiency with building performance testing (blower door, duct testing, and other diagnostic tests)
  • Familiarity with RESNET standards, energy star guidelines, and related material

To become certified, a rater candidate must:

  • Pass the national rater exam
  • Become affiliated with a Rating Provider
  • Demonstrate proficiency with the required skill sets
  • Complete a minimum of 3 ratings under the supervision of a certified rater

The national rater exam is normally given at the end of the training course. It is possible to take the exam on a “challenge” basis. Testing and individualized training can be arranged through RSR.
